
Is this a home office?
I’m a Pilates instructor, and teach at two different studios. I work as an independent contractor, and take business phone calls, make appointments, keep records, and (occasionally) teach clients in my apartment. I don’t have an office per se, though- I use a desk in the living room for business, and also teach in the living room- so the space is used for other things besides business. I live in Manhattan, though, does anyone who works at home here have the luxury of a separate room? That said, I don’t want to fudge my taxes either, so clear answers would be appreciated.
You can deduct a very small portion of your home mortgage or rent.. like a fraction of square footage where your computer sits.. but that’s about it. But, if you own your space in Manhattan and itemize your mortgage interest, you then cannot deduct the square footage for business because you would be deducting it twice. You can also deduct any supplies you need to run the business, office supplies, a business phone. I am not sure about the state of NY, but here in CA, you need to have a home occupancy license, which runs about $50 a year, in addition to a business license. Check with your state on this law.. the license fees are also tax deductible. Best Wishes.
